A homebuilder by trade, Stan made a pivotal decision in the late 1970s: rather than selling every home he constructed, he opted to rent out those that didn’t sell right away. This strategy allowed him to gradually amass a portfolio of over 45 investment properties.
After years of managing his homes with a small staff, Stan considered retirement. He wanted a solution that minimized taxes, ensured a smooth transition for his heirs, and cared for his long-term tenants. He entertained several offers to purchase his properties, but none felt right.
“I had been in the business a long time and I wanted to retire. I didn’t want to pay tax penalties, and I wanted to be able to hand off assets to my heirs.”
When Stan first learned about Flock, he carefully evaluated the opportunity, analyzing figures and comparing comps. Ultimately, it was the strength of Flock's professional network and his personal connection with Ari Rubin and the leadership team that won him over.
The pivotal factor for Stan was trust. He knew his relationship with Flock would change once he transitioned from prospective client to investor and wanted to be confident in their ability to represent his interests. After six months of due diligence, he was convinced by how closely Flock's valuations aligned with his own assessments.
In January 2022, Stan utilized the 721 exchange to transfer close to 20 properties to Flock in return for shares in the Fund. Looking back, he describes the experience as “fantastic,” impressed by the team’s thoughtful approach and dedication to treating tenants with the care they deserve.
