721 Exchange Timeline, Week by Week

Notepad, pen, reading glasses and a cup of coffee on a table

Most 721 exchanges take about 6 to 12 weeks from the first conversation to closing, and some close in as little as 2 weeks when the owner is ready to move quickly.

There's no IRS deadline setting the pace, so the timeline mostly comes down to the property and the owner's preference.

How long does a 721 exchange take?

Usually 6 to 12 weeks, with the fastest closings in as little as 2 weeks. Unlike a sale, there are no showings, offers, or deadlines.

What are the steps?

Here's the general shape of it. For how it works with Flock Homes, see how it works.

  1. Estimate. You share your property's address and get an initial valuation.
  2. Conversation. You talk through your goals, mortgage, tenants, and tax picture.
  3. Diligence & Inspection. We collect documentation and the property is inspected so the valuation reflects its real condition.
  4. Final offer. You get a final valuation and decide whether to go ahead.
  5. Closing. You sign the contribution agreement, title transfers, and any mortgage is paid off. This part usually takes 2 to 3 weeks.
  6. After closing. Flock Homes takes over management, existing leases carry on, and distributions start on a quarterly schedule.

How is this different from a 1031 timeline?

A 1031 exchange starts a clock the day you sell: 45 days to identify a replacement property and 180 days to close. A 721 exchange has no such clock, because you contribute the property instead of selling it. Our 1031 exchange page and post on 1031 deadlines cover those rules.

What speeds it up or slows it down?

Having your leases, mortgage statement, and property details ready helps the most. Taking time to decide and scheduling the inspection are where most of the extra weeks come from.
